On Tuesday, Dec. 10, 2019, the average rate on a 30-year fixed-rate mortgage rose one basis point to 4.01%, the average rate on the 15-year fixed went up two basis points to 3.59% and the average rate on the 5/1 ARM dropped one basis point to 4.22%, according to a NerdWallet survey of mortgage rates published daily by national lenders. A basis point is one one-hundredth of one percent. Rates are expressed as annual percentage rate, or APR. The average rate on the 30-year fixed is five basis points higher than one week ago.

A 30-year fixed-rate mortgage is a home loan that maintains the same interest rate and monthly principal-and-interest payment over the 30-year loan period. The 30-year fixed-rate mortgage is the most common type of mortgage. It provides the security of a fixed payment and the flexibility to afford a larger mortgage loan because the payments are spread out over three decades.

When should you consider a 30-year fixed-rate mortgage?

There are benefits and drawbacks to a 30-year fixed-rate mortgage. With a fixed-rate loan, you’ll pay the same principal and interest every month no matter what happens to interest rates or inflation. But a 30-year mortgage has a higher interest rate than a 15-year loan, and you pay more interest overall. If you want a lower interest rate, a 15-year mortgage may be a better home loan for you.
