Fact Checked

The best home warranty companies for Georgia homeowners offer high coverage limits for more expensive repairs and high customer satisfaction scores. Georgia is known for hot summers, which means homeowners are likely to also need good air conditioning system coverage. To help you find the best options, we compared hundreds of quotes for cities in Georgia and reviewed service agreements to understand available coverage. Here are the best home warranty companies to keep Georgia homes peachy keen.

Best home warranty companies in Georgia

We reviewed more than 245 quotes for Georgia.

We read more than 100 pages of service agreement terms.

How we chose the best home warranty companies in Georgia

Although most homeowners will want coverage for similar items, each state brings with it a unique set of factors that can make some home warranty plans more relevant than others. Here are a few factors that we considered when choosing which home warranty companies are the best for Georgia homeowners.

Price. Because monthly premiums and service fees differ by provider and plan, we considered the cost of each company’s cheapest plan, available service fees and customers’ options for adjusting monthly premiums. HVAC coverage. Georgia gets hot, and keeping air conditioning systems running is  a significant factor when choosing a home warranty. We looked at whether HVAC coverage is included in each company’s cheapest plan, coverage limits for air conditioning systems, which components are covered by the plans and more. Coverage limits. It doesn’t do much good for a plan to cover a lot of systems and appliances but not pay enough to offset the cost of repairs. We looked at each plan’s coverage limits for major systems and appliances to determine which companies are providing good coverage for customers’ money. Customer satisfaction. To evaluate customer satisfaction, we considered factors such as online reviews, third-party consumer review website ratings and accreditation status for each company.

    🤓Nerdy Tip

While many competitors cap how much they’ll pay to repair certain items, First American Home Warranty stands out with its coverage — the company doesn’t limit how much it’ll pay toward plumbing, electrical and HVAC repairs. First American also pays up to $3,500 for appliance repairs ($7,000 for more expensive plans).

Why high coverage limits matter. How much a home warranty pays to repair an item can give you an idea of what types of issues the company is more likely to cover. For example, a company that pays up to $6,000 for HVAC repairs will likely save you more money on an approved repair than a company that only pays $2,000 for the same issue.

What we like about First American Home Warranty

First American has three comprehensive plans, so you can choose what combination of coverage you prefer. The company also lets you choose between $100 and $125 for your service fee; the higher the service fee, the lower your premium.

What we don't like about First American Home Warranty

Customers are limited to comprehensive coverage, so you can’t get a plan for only systems or appliances. Additionally, air conditioning systems aren’t included in First American’s cheapest plan, so you’ll have to pay more for that coverage. The company guarantees its approved repairs for 30 days (among the lowest in the industry) and has a mix of customer experiences on the Better Business Bureau and Trustpilot websites.

Many home warranty companies not only limit how much they’ll pay for certain repairs but how much they’ll pay for all claims during a service agreement term, known as an aggregate limit. Cinch Home Services doesn’t limit each type of repair, instead only capping coverage at a $10,000 aggregate limit. This means Cinch customers might save more money with a single repair that has a higher cost than those who go with companies that limit individual coverage.

Why aggregate-only coverage limits matter. Most home warranty companies have an aggregate limit, but a company that has an aggregate-only limit gives customers more room for covering an expensive repair that might otherwise be limited with a different company.

What we like about Cinch Home Services

Cinch gives customers options to fit their budgets, with three service fees ($100, $125 and $150) and three plans to pick from. The company also offers a 180-day guarantee on approved repairs, which is longer than many of its competitors’ guarantees.

What we don't like about Cinch Home Services

Although the company doesn’t limit individual repairs, its aggregate limit is lower than some competitors’ limits. For example, America’s Preferred Home Warranty has an aggregate limit of $25,000 but limits how much it pays toward specific repairs. Cinch’s service fees are also higher than some home warranty companies’ fees. We also don’t like that the company has a mix of customer ratings with Better Business Bureau and Trustpilot.

Many of 2-10 Home Buyers Warranty’s competitors have flexible service fee options, but 2-10 offers some of the lowest service fees with a good range of choices. Plans have a standard $85 service fee, and customers can participate in the buy-down option, which lets them choose to pay more or less for technician visits and adjust their monthly premiums accordingly. Premiums are higher if they go with the $65 service fee and lower if they go with the $100 service fee.

Why flexible service fees matter. Service fees can quickly take you beyond your expected cost for a home warranty if you have several claims. Flexible service fees give you more control over how and when you pay for service and can make it easier to budget for claims.

What we like about 2-10 Home Buyers Warranty

We like that flexible service fees and 2-10 Home Buyers’s competitive monthly premiums give homeowners affordable options for coverage. Its plans have decent coverage limits for plumbing, electrical and HVAC repairs, at $2,000 each. The company also guarantees approved repairs for the term of a customer’s contract, so you don’t have to pay another service fee if a repair fails before your service agreement ends.

What we don't like about 2-10 Home Buyers Warranty

The company’s cheapest plan (for appliances only) doesn’t cover as many items as some of its competitors’ appliance plans. Additionally, air conditioning repairs aren’t included in the company’s cheapest plan, so you’ll have to pay a higher premium to get coverage for HVAC systems. Finally, 2-10 Home Buyers’s customer satisfaction scores on Better Business Bureau and Trustpilot are a mix of positive and negative experiences.

AFC Home Warranty’s repair guarantee is difficult to beat. Many home warranty companies guarantee their repairs for 30 or 60 days, but AFC Home Warranty guarantees its repairs for the life of your contract — one to three years, depending on your agreement — and it won’t charge you a service fee if an approved repair fails during that time. That means you aren’t out any additional money if you experience the same problem again during your coverage.

Why a repair guarantee matters. If a company has a shorter repair guarantee, you’re on the hook for another service fee if the same issue occurs down the line. A company with a longer repair guarantee is more likely to save you money if the same problem occurs during your service agreement.

What we like about AFC Home Warranty

Customers have options when it comes to coverage and cost thanks to AFC’s three service fee options and four plans. AFC also doesn’t limit its coverage on approved repairs for HVAC systems.

What we don't like about AFC Home Warranty

AFC says it has three service fee options ($75, $100 and $125), but the company confirmed that people in some states will only see the $100 service fee option when they request a quote online. Additionally, not all plans are available in every state. Also, AFC doesn’t include HVAC coverage in its cheapest plan, and its coverage limits are on the lower end for electrical and plumbing systems ($500 each). The company has low customer ratings on Trustpilot and Better Business Bureau websites.

American Home Shield is the only company among those we considered that covers air conditioning systems in all of its plans, including its cheapest plan. The company also covers repairs and replacements for air conditioning systems up to $5,000, which is a competitive limit. Coverage includes all parts and components for permanent air conditioning systems that are installed on the main house. Plans cover evaporation coolers, wall units and mini-split systems as well. American Home Shield will also pay for upgrades if they’re needed to maintain compliance or compatibility with existing systems.

Why air conditioning system coverage matters. HVAC repairs can be expensive, costing as much as several thousand dollars for some repairs. Georgia’s summer heat and humidity can make air conditioning systems work harder than in other parts of the U.S., so good coverage with high limits and part replacement is a key aspect of a home warranty plan for many Georgia homeowners.

What we like about American Home Shield

American Home Shield has two service fee options, and the more expensive service fee comes with a lower monthly premium. So, you can choose how much you pay monthly and each time a repair technician visits your home. The company also has three plans for customers to choose from and competitive coverage limits that include $3,000 each for plumbing and electrical systems. The company covers appliances for $2,000 to $4,000, depending on the plan.

What we don't like about American Home Shield

American Home Shield’s service fees are both on the higher end compared with competitors’ fees, and the company guarantees its repairs for only 30 days. Additionally, the price of American Home Shield’s plans can vary by ZIP code within the same city. For example, the price for the same plan and service fee combination varied as much as $30 per month between ZIP codes in Atlanta. This means customers who live in the same city might pay different rates for the same coverage. The company also has relatively low customer ratings on Trustpilot and Better Business Bureau.
