Who are BM Solutions?

BM Solutions are the buy-to-let brand of Lloyds Banking Group, dedicated to supporting intermediaries with mortgage products.

An intermediary is the middleman between a mortgage provider and a borrower. They are typically brokers who review a borrower’s financial situation and provide advice on different mortgage products, then seek out the provider to begin the application process.

What types of mortgage do BM Solutions offer?

BM Solutions offer different types of mortgage for intermediaries to sell to their clients.

  • A let-to-buy mortgage is for those who want to purchase a new property to live in whilst keeping their current property with a view to letting it out to tenants. In most cases, you would be able to release equity from your current home to use as a deposit for the second property.
  • A buy-to-let mortgage is for those who are looking to purchase property with the intention of letting it out to tenants. This would also apply to those who are looking to remortgage a property that is being let out to tenants.

The primary difference between buy-to-let and let-to-buy is that the property being let out to tenants was initially inhabited by the mortgage holders before they moved into another property under the let-to-buy mortgage. However, when this property is remortgaged, it will be treated as a traditional buy-to-let mortgage because it would now have tenants in occupation.

Can I apply for a mortgage with BM Solutions?

To be eligible for a mortgage with BM Solutions, clients will need to be aged between 25–75 and a UK resident. At least one of the applicants must be a UK property owner at the time of application. If there is more than one person applying for the mortgage, note that BM Solutions allow a maximum of four applicants per application.

How long does the mortgage application process take?

BM Solutions’ One-Minute Mortgage provides a decision on a mortgage application within 60 seconds. Applications are submitted online and the system is available 24/7, allowing brokers to apply on behalf of their client.

For the end client, the borrower, it may take a little longer to transfer the information back from BM Solutions, to your mortgage broker and on to you for your review.

What paperwork do I need to apply for a mortgage with BM Solutions?

Your mortgage broker should advise you on the paperwork required to prepare a mortgage application. Like any mortgage broker, BM Solutions will need to see proof of your identity as well as proof of your income.

They will also want to see some information about the property / properties you wish to mortgage to gauge the potential rental value on the market.
