Mortgage rates this week

Mortgage rates didn’t do much this week, with the 30-year rate continuing to hover around 7% as it has for months.

  • The 30-year fixed-rate mortgage averaged 6.94% APR, down one basis point from the previous week's average, according to rates provided to NerdWallet by Zillow. A basis point is one one-hundredth of a percentage point.

  • The 15-year fixed-rate mortgage averaged 6.04% APR, up three basis points from the previous week's average.

  • The 5-year adjustable-rate mortgage averaged 7.18% APR, up four basis points from the previous week's average.

The Federal Reserve meets next week on June 17-18, but investors don’t expect the committee to adjust the federal funds rate. However, this week’s Consumer Price Index report showed that inflation was slower than expected last month. If inflation decelerates throughout the summer, rates could potentially come down in September.

June mortgage rate forecast

Mortgage rates may keep climbing in June, continuing an unsteady upward march after higher tariffs were announced in April. The 30-year fixed rate has stayed above 6.75% since mid-April, making it harder for many buyers to afford homes.

Some experts say long-term rates may continue to rise due to big economic changes that could worsen inflation. While forecasts from Fannie Mae and the Mortgage Bankers Association suggest rates might drop later this year, a big decline in June would be needed to hit their predictions for the second quarter—and that seems unlikely right now.
