Repair guarantee
Old Republic guarantees repairs for 30 days. That means you won’t have to pay another service fee if an approved repair fails and has to be repeated during that time. However, if the repair has to be repeated after 30 days, you’ll have to pay a service fee to have a technician fix the issue again.
Although 30 days is a standard repair guarantee with home warranties, there are a few companies that offer longer guarantees, including AFC Home Warranty and Cinch Home Services.
‘In lieu of repair’
Like many home warranty companies, Old Republic can choose to give you money instead of repairing or replacing a covered item. This can happen when:
The covered item is too old to repair.
The necessary parts are no longer available to repair the item.
The cost to repair the item would be more than what’s left of the coverage limit.
If Old Republic decides to pay you in lieu of a repair or replacement, the company will pay you the same amount it would’ve paid a contractor to repair your item. It’s likely that the amount of money the company pays you won’t be enough to replace the item, and you’ll have to pay the difference out of pocket.
Matching replacements
When Old Republic chooses to replace an item instead of repairing it, the company will use a replacement that has comparable features, efficiency and capacity, as they affect the item’s performance. That means you can expect that replacement item to perform similarly to how your old one did. But any features that were nice to have but weren’t necessary for the item to work properly, such as a delay setting on a dishwasher, aren’t guaranteed to be in the replacement.
Additionally, if the company can replace a system with one with a lesser capacity, such as a water heater, that will perform like your old one performed, it can do that, too.
Old Republic also says it will try to match the color or finish of the appliance if it can do so without going over the coverage limit, but there’s no guarantee the new item will match your other appliances or look just like your old one.
Taking away replaced items
Old Republic will pay to have a covered appliance, system, water heater or HVAC component haul away and disposed of if you have the Deluxe or Elite plans.
However, the coverage limit for items being hauled off is combined with the coverage limit for the other services included in the category of coverage enhancements, including fixing code violations and requesting permits. So if you’ve already dipped into that coverage limit, you’re not guaranteed to have enough coverage left to cover the cost of an item being hauled away.
The combined coverage limit for coverage enhancements is $500 with the Deluxe plan and $1,000 for the Elite plan.
Some home warranty companies, such as American Home Warranty, make efforts to remove replaced items regardless of coverage limit, some companies have lower coverage limits for disposing of items or don’t cover the disposal cost at all.

Always have exclusions to coverage, no matter what their sales pitches say. Read your contract carefully before purchasing a plan — especially anything listed as an exclusion or limit of liability. For example, a company might cover air conditioning systems but exclude certain parts or components, such as coils. Other companies cover plumbing repairs but won’t pay to clear all plumbing stoppages or repair certain types of leaks.
Are not a type of insurance. Even though some companies call their service fees deductibles, home warranties do not work the same way as insurance policies. They differ in what they cover and how they pay for repairs or replacements. A home warranty is not a supplement for homeowners insurance.
Limit how much they pay. If the cost of a repair or replacement goes beyond a limit stated in your contract, you’ll have to pay the difference. For example, if the bill for a repair is $2,000 and the limit is $1,500, you’re required to cover $500. This is in addition to your monthly premium and service fee.
Can deny your claim for several reasons. Examples include if you had work performed on a covered item without approval or you modified the system or appliance.
May not pay enough to cover the full cost of replacing a covered item. Home warranties often depreciate the value of items as they age, so you’ll likely have to pay at least some money to replace an item, even if it’s covered by the contract.
