How does Select Home Warranty work?

Like its competitors, Select Home Warranty’s plans are for covered items that malfunction because of normal wear and tear. This includes items that wear out over time due to normal use.

However, the company does not cover issues related to:

  • Previous repairs.

  • Improper installation.

  • Power failures or power surges.

  • Lack of maintenance or neglect.

  • Misuse of an item.

  • Modification of an item.

  • Corrosion, rust or sediment.

  • Cosmetic problems.

Many home warranty plans don’t cover maintenance, but some do require you to do regular maintenance for an item to be covered. Select Home Warranty requires you to keep up with annual maintenance for covered items and can request maintenance records.

When a covered item malfunctions or stops working, customers submit a claim online, by email or by phone.

You must notify the company of problems with covered items within three days of noticing the issues. Once Select Home Warranty reviews your claim, it will assign a technician, who will contact you to schedule an appointment. The technician will notify Select Home Warranty of what needs to be repaired, and the company will tell you if it’ll cover the repair.

Select Home Warranty has three plans:

  • The Bronze Care plan covers appliances, including a refrigerator, stove, oven, built-in microwave, cooktop, dishwasher, garbage disposal and clothes washer and dryer.

  • The Gold Care plan covers home systems, including air conditioning, heating, plumbing, electrical, ductwork and water heater.

  • The Platinum Care plan combines the Bronze and Gold plans and adds coverage for plumbing stoppage, garage door openers and ceiling fans.

The company has optional coverage available for an additional fee. Add-ons include:

  • Pool and spa systems.

  • Septic system.

  • Sump pump.

  • Well pump.

  • Roof leaks.

  • Lawn sprinkler system.

  • Central vacuum system.

  • Stand-alone freezer.

Like its competitors, Select Home Warranty limits how much it’ll pay toward a repair or replacement. The company’s limits include:

  • $3,000 for air conditioning and heating.

  • $500 for electrical.

  • $500 for plumbing.

  • $500 for appliances.

  • $400 for limited roof leak repair.

Like its competition, Select Home Warranty charges customers a monthly premium. Its plans start at $60.42. The company offers discounts if you go with a plan that's longer than a 12-month commitment, and some customer reviews report getting discounts at sign-up.

As with all home warranty companies, Select Home Warranty charges a service fee when to schedule a technician visi. The fee is $75-$100 and depends on how long your contract is. Most home warranty companies guarantee their technicians' work for 30 or 60 days and don't charge a service fee if a repair fails during that time. However, Select Home Warranty doesn't list this guarantee in their contract.

Cons of Select Home Warranty

There are a few drawbacks to Select Home Warranty’s plans, including:

  • Low coverage caps. The company has some of the lowest coverage caps for electrical, plumbing and appliances compared to competitors. It only pays up to $500 toward repairs or replacements for these items.

  • No choice in technicians. Contracts state that customers must use Select Home Warranty’s technicians, but some customers mention in reviews that they were told to find and hire their own technicians when one was unavailable in their areas. Some of these reviews say they were not reimbursed for hiring a third-party technician as the company promised they would be.

  • No access repair coverage. If a covered item is located behind a wall or under a floor or concrete, you must provide access for a technician. The company will not pay a technician to cut into a structure and will not pay you to repair any damage.

What to know before buying a home warranty

Reading the coverage and exclusions information in your contract is one of the most impactful things you can do to avoid costly misunderstandings in the future. You have a right to read your contract before purchasing a plan, and it’s important to understand that home warranties:

  • Always have exclusions to coverage, no matter what their sales pitches say. Read your contract carefully before purchasing a plan — especially anything listed as an exclusion or limit of liability. For example, a company might cover air conditioning systems but exclude certain parts or components, such as coils. Other companies cover plumbing repairs but won’t pay to clear all plumbing stoppages or repair certain types of leaks.

  • Are not a type of insurance. Even though some companies call their service fees deductibles, home warranties do not work the same way as insurance policies. They differ in what they cover and how they pay for repairs or replacements. A home warranty is not a supplement for homeowners insurance.

  • Limit how much they pay. If the cost of a repair or replacement goes beyond a limit stated in your contract, you’ll have to pay the difference. For example, if the bill for a repair is $2,000 and the limit is $1,500, you’re required to cover $500. This is in addition to your monthly premium and service fee.

  • Can deny your claim for several reasons. Examples include if you had work performed on a covered item without approval or you modified the system or appliance.

  • May not pay enough to cover the full cost of replacing a covered item. Home warranties often depreciate the value of items as they age, so you’ll likely have to pay at least some money to replace an item, even if it’s covered by the contract.
