The Nerdy headline:
Huntington keeps the HELOC process pretty painless: no origination fee, no required first draw, and up to 90% CLTV. The trade-off? You’ll need to live in its service area and accept an annual fee in most states.

đź’˛Huntington National Bank HELOC Rates

HELOC rates are determined by two things. The first is the prime rate, which is what banks pay to borrow from one another. The second part is a margin, which the lender calculates based on your financial qualifications (including your credit score, existing debts and income). The prime rate plus your margin equals your HELOC rate offer.

👍 Reasons to get a Huntington National Bank HELOC

Huntington National Bank offers a flexible HELOC with the option to convert portions of a variable-rate balance to a fixed-rate loan, giving borrowers greater payment stability when interest rates rise. Borrowers can access up to 90% of their home's value, making it easier to access a larger share of their home equity. Huntington’s HELOC has a maximum borrowing limit of $1,500,000, which is higher than what many other lenders offer.
Additionally, borrowers with a deposit and investment relationships may qualify for tiered rate HELOC discounts with a minimum $40,000 initial draw. Huntington National Bank’s HELOCs take an average of 20 days to close, which is about average among the HELOC lenders surveyed by NerdWallet in 2026.

🤔 Reasons why Huntington National Bank’s HELOC gives us pause

While Huntington National Bank offers HELOCs for second homes, investment properties are not eligible, which may limit options for borrowers looking to leverage rental properties. The product is also limited to borrowers in select states rather than being available nationwide, and a $60 annual fee applies in most states (or $50 in Minnesota; Texas borrowers do not have to pay an annual fee).

đź›’ Alternatives to a Huntington National Bank HELOC

Wondering if another lender or product might be a better fit? It’s worth it to shop around to learn more about your options.
If Huntington National Bank’s 90% CLTV stands out to you, consider TD Bank, which also offers a high CLTV along with a strong overall rating.
If you are looking for a large national bank that offers a fixed-rate option, consider Truist.
If you're looking to avoid an annual fee altogether, Regions Bank is a 5-star lender that doesn’t charge an annual fee.

A HELOC isn’t your only option

You can also explore products outside of HELOCs. Alternatives to home equity lines of credit include a home equity loan, which offers a lump sum with a fixed rate, or a cash-out refinance, which replaces your existing mortgage with a larger loan.

Borrow from your home’s equity

Methodology
NerdWallet rates home equity line of credit lenders based on what matters most to borrowers: HELOC rates and fees, how much of a lender’s business is dedicated to home equity lines of credit, HELOC market share, product accessibility, borrowing flexibility and features, customer experience and rate transparency.
We review more than 40 lenders and score HELOC lenders using a weighted system that prioritizes affordability, flexibility and a smooth borrowing experience. Lenders earn higher scores for offering lower borrowing costs, higher combined loan-to-value (CLTV) limits, flexible draw and repayment terms, fixed-rate options, faster closing times and clear, accessible rate information, along with strong customer support throughout the process.
We use a mix of lender-provided information, publicly available data and our own analysis to evaluate each lender. Recent regulatory actions may affect a lender’s score.
