HELOC rates are determined by two things. The first is the prime rate, which is what banks pay to borrow from one another. The second part is a margin, which the lender calculates based on your financial qualifications (including your credit score, existing debts and income). The prime rate plus your margin equals your HELOC rate offer.

👍 Reasons to get a Regions Bank HELOC
With a Regions HELOC, borrowers can convert $5,000 up to their full outstanding balance to a fixed rate. There’s also no initial or minimum draw requirement (unless you live in Texas where the minimum draw is $4,000). Regions Bank HELOCs can be used for either first or second homes (though not for investment properties or manufactured homes) and come with 30-year terms, which includes a 10-year draw period and 20-year repayment period.
You can take advantage of an introductory rate below prime for the first six months after account opening (a shorter period compared to some lenders). Rate discounts are available if you sign up for automatic payments or already have an eligible Regions checking account. Regions will also cover your closing costs for credit lines up to $500,000. If you close your account within the first 24 months, these closing costs will be charged to your credit line (except for properties in Texas).

🤔 Reasons why Regions Bank’s HELOC gives us pause
To qualify for a Regions HELOC, the property you want to use as collateral must be located in one of 15 states where Regions has branches. And while Regions offers a lower introductory rate for its HELOCs, it lasts for just six months, which is a shorter time compared to some lenders. Its average closing time of 30 days is also longer than the 20-day average among HELOC lenders surveyed by NerdWallet in 2026.
To qualify for a Regions HELOC, your CLTV ratio must be no higher than 80% — lower than what many other lenders require. Regions doesn’t disclose its minimum credit score requirements.
Regions HELOC borrowers are also subject to multiple fees. These include overlimit fees of $29 and late fees that equal 5% of your payment amount (with a minimum of $29 and a maximum of $100). You’ll pay a fee of $100 each time you want to convert your balance to a fixed-rate option, too, though this is waived if you submit a request within the first 30 days after opening your account.

If you like having a fixed-rate option for your HELOC but don’t have access to Regions in your area, consider Bank of America, which lets you convert $5,000 up to your entire balance to a fixed rate.
If you want to be able to secure your HELOC with a second home, PNC is another lender that permits this and also doesn’t require an initial draw.
Lastly, if you’d prefer a higher CLTV ratio maximum, Fifth Third Bank accepts ratios up to 90%.
