Landmark Home Warranty has three plans that all offer high coverage caps for electrical, plumbing and HVAC systems. Starting at $19.99 a month, plans also come with flexible service fees, allowing customers to choose between $100 or $125 service fees.
Landmark Home Warranty will also cover up to $1,000 in repairs if a technician has to cut into a wall, floor or ceiling to make a repair. However, most customers can’t choose their own technicians, and the company has low customer satisfaction ratings.
Landmark Home Warranty is owned by American Home Shield. In 2016, American Home Shield acquired Landmark Home Warranty. Although Landmark continues to serve homeowners under its name, American Home Shield provides the majority of the service. For example, if you purchase a plan through Landmark, you are actually purchasing an American Home Shield plan. American Home Shield provides the claims support, and both companies use the same pool of third-party contractors.

How does Landmark Home Warranty work?
Landmark Home Warranty has three coverage plans:
The ShieldSilver plan covers major home systems, including electrical, plumbing, air conditioning and heating systems.
The ShieldGold plan includes the same coverage as ShieldSilver and adds a washer and dryer set and kitchen appliances to the coverage.
The ShieldPlatinum plan builds on ShieldGold’s coverage, adding repairs for roof leaks and increasing the appliances coverage cap.
For an additional fee, customers can purchase optional coverage for items such as guest units, well pumps, septic pumps, pools and built-in spa equipment.
Like its competitors, Landmark Home Warranty will pay up to a certain amount — called a coverage cap — to repair or replace covered items. The company will pay or reimburse customers up to:
$5,000 per covered system on heating and air conditioning systems.
$3,000 on plumbing.
$3,000 on electrical.
$2,000 – $4,000 per covered item on appliances depending on the plan.
$1,000 on roof leak repair.
Landmark Home Warranty offers coverage for issues that many of its competitors don’t cover. While all home warranties cover normal wear and tear, Landmark Home Warranty also covers failures due to:
Corrosion, sediment and rust.
Insufficient maintenance by the homeowner.
Improper installation and repair if the homeowner wasn’t aware of the problem before purchasing the plan.
However, the company doesn’t pay for repairs due to physical damage caused by misuse or regular maintenance, such as replacing filters.

Customers who purchase a Landmark Home Warranty plan can request service through the company’s online portal or by calling the customer service department. The company will assign a third-party technician, who will call you to schedule an appointment to diagnose the problem. After the technician visits your home, they send a report to Landmark Home Warranty. If the company approves the claim, it pays the technician to repair the item. If it denies the claim, you’ll have to pay to have the item repaired.
As with most home warranty companies, Landmark Home Warranty charges customers a service fee every time a technician is scheduled for an appointment.

Landmark Home Warranty requires customers to pay a service fee every time it dispatches a technician for a service request. This is standard in the home warranty industry, but the company offers something not all of its competitors do: flexible service fees. Customers can choose between $100 or $125 for their service fees when purchasing a plan. The lower the service fee, the higher the monthly premium tends to be.
The company also has a repair guarantee — if a repair fails within 30 days, Landmark Home Warranty will send out a technician without charging you another service fee.

Landmark Home Warranty offers several benefits with its services, including:
High coverage limits. Because it is able to sell American Home Shield plans, the company has high coverage limits for HVAC repairs, covering up to $5,000 per system. Customers can also get up to $4,000 in kitchen appliance coverage with the ShieldPlatinum plan.
Choice of technician in some locations. Landmark Home Warranty will let you use your preferred technician in some locations or situations. However, it’s up to the company if it wants to give you that option.
Pays for access repair. The company will pay to repair damaged walls, floor or ceilings if a technician had to cut into them to repair a covered system. It’ll pay up to $1,000, which is good coverage considering many companies don’t offer any access coverage.
Cons of Landmark Home Warranty
Only available in six states. The company only has coverage in six states, which means there might not be a plan available in your state.
