How does 2-10 Home Buyers Warranty work?

Like most home warranty companies, 2-10 Home Buyers Warranty covers items that malfunction because of normal wear and tear. This means the company won’t cover items that fail because of:

  • Lack of maintenance.

  • Physical damage.

  • Natural disasters such as floods.

  • Damage caused by pests or animals.

The company also doesn’t cover required maintenance such as replacing HVAC filters.

To file a claim, 2-10 Home Buyers Warranty customers can use the online portal or call the company’s customer service department. Once it receives a claim, the company contacts a technician to schedule a visit. According to the company’s website, most technicians are able to schedule an appointment within five days, but this can vary if it is a busier time of year.

The technician will diagnose the issue and report it to the company. If it is a covered item that is malfunctioning for a covered reason, 2-10 Home Buyers Warranty will approve the claim and pay for the repair; if it denies the claim, you will have to pay to repair it.

The company charges a customer a service fee every time a technician is scheduled to visit a home, which is common for home warranty companies.

Like its competitors, 2-10 Home Buyers Warranty requires new customers to wait 30 days after purchasing a home warranty plan before submitting a claim.

There are three plans available from 2-10 Home Buyers Warranty:

  1. Simply Kitchen covers appliances, including a refrigerator, dishwasher, built-in microwave, range, oven and cooktop.

  2. Complete Home covers everything in the Simply Kitchen plan plus heating, air conditioning, plumbing and electrical systems.

  3. Pinnacle Home covers everything in the Complete Home plan plus a washer and dryer and additional items in every category. For example, this plan covers handles, glass cooktops and clocks on kitchen appliances, which aren’t covered in the other plans.

Customers can also upgrade covered items for the Simply Kitchen or Complete Home plans with the Supreme Coverage add-on. This option adds specific parts to already covered items in the homeowners plan, such as filters for HVAC systems and bathroom exhaust fans. This extra coverage comes with an additional fee.

Optional coverage is available for the following:

  • An additional HVAC system.

  • A washer and dryer set for plans that don’t already cover one.

  • An additional refrigerator.

  • External and exterior pipe leaks and related parts.

  • Pool or spa equipment.

  • Roof leaks.

  • A septic system.

  • A water softener.

  • A well pump.

  • A garage door opener.

  • Seasonal HVAC tuneups.

Like most competitors, 2-10 Home Buyers Warranty limits how much it will pay to repair or replace certain covered items. The standard coverage caps for each type of covered item include:

  • For appliances, $2,000 for a refrigerator, $1,000 each for a range/oven/cooktop, $500 for a dishwasher and $500 for a built-in microwave.

  • $2,000 for all heating items and $500 for gas lines.

  • $2,000 for all air conditioning and heat pump items and $500 for refrigerant lines.

  • $2,000 total for plumbing, including $1,250 for a water heater and $300 for each toilet that must be replaced due to calcium or sediment buildup.

  • $2,000 total for electrical.

Customers can pay an additional fee for the Luxury Package add-on, which increases the coverage caps to $5,000 for each category and an aggregate total limit of $25,000 per term.

How much does a 2-10 Home Buyers Warranty cost?

Plans start at $35 per month. For customers purchasing the Complete Home or Pinnacle Home plans, the company offers a discount on monthly premiums for customers who drop air conditioning and heat pump coverage.

The Simply Kitchen plan was the same price in all three cities; however, the premium for the Complete Home plan was $12-$20 more per month, or $144-$240 more per year. The premium for the Pinnacle Home plan was $14 more than the Complete Home plan in each city, adding $168 more to the annual cost.

The service fees at 2-10 Home Buyers Warranty are $65, $85 or $100.

  • The higher your service fee, the lower your monthly premium.

  • As part of its guarantee, the company advertises that it’ll refund a service fee if it decides your service request isn’t eligible for coverage. However, you have to request a refund.

The company’s workmanship guarantee stands out as well. Although most companies offer guarantees that an item won’t malfunction within 30 or 60 days of a repair, 2-10 Home Buyers Warranty guarantees repairs for the term of your service agreement. That means if a repair fails while your service agreement is still active, you won’t pay another service fee when a technician returns to look at it again.

Guarantees don’t always apply. Even though 2-10 Home Buyers Warranty promises to refund or waive service fees in certain situations, the company’s sample contract states that “availability may vary by package and be subject to additional terms and conditions.”
