On Friday, Feb. 21, 2020, the average rate on a 30-year fixed-rate mortgage rose 15 basis points to 3.725%, the average rate on the 15-year fixed-rate mortgage rose four basis points to 3.192% and the average rate on the 5/1 ARM fell four basis points to 3.883%, according to a NerdWallet survey of mortgage rates published daily by national lenders. A basis point is one one-hundredth of one percent. Rates are expressed as annual percentage rate, or APR.

What is an FHA loan?
An FHA loan is a mortgage the Federal Housing Administration insures. FHA loans have relaxed lending standards to help borrowers who don’t qualify for a conventional mortgage.
Do FHA loans have lower interest rates?
FHA loans do not typically have lower interest rates than conventional loans. Credit score has a bigger impact on mortgage rates than loan type. If you have a high credit score, your FHA loan rate will probably be lower than someone with a low credit score.
FHA Loan Pros and Cons
- An FHA loan is a good option for first-time homebuyers who need a low down-payment requirement. If you qualify, you can get a mortgage with as little as 3.5% down.
- FHA loans are also beneficial for those who have weak or damaged credit. Some FHA mortgage lenders allow credit scores as low as 500, though a higher score will decrease your down payment requirement. If your credit score is ‘good’ (690-719), ‘fair’ (630-689) or even ‘bad’ (lower than 630), rather than ‘excellent’ (720-850), or if you’ve had financial difficulties in the past or you just haven’t had time to build a strong history of on-time payments, an FHA loan could be the answer to your mortgage needs.
- Not only can FHA loans be used to buy detached single-family homes, townhomes and condominiums, but they can also be used to buy manufactured and mobile homes. And a variation of the FHA loan, called the 203(k), allows you to finance both a home purchase and necessary renovations with the same mortgage.
- The biggest drawback of FHA loans is that you’ll have to pay FHA mortgage insurance. This protects the lender’s stake in the loan if you default, and the premiums increase your monthly payments.
- Homes and condos purchased with FHA loans must meet HUD’s minimum property requirements. This means you’ll be required to pay for an FHA appraisal, which is more rigorous than conventional appraisals.
